    Permit and pre-construction

    Permit submission, neighbor notifications where applicable, schedule lock.

  4. Step 4

    Build

    Foundation, framing, roof, weather-in, rough-in, insulation, drywall, finish. Inspections at every phase.

  5. Step 5

    Finish and handoff

    Trim, paint, flooring, final inspection, walk-through, warranty.

Frequently asked questions

Do I need an architect?
Yes for any true addition. The village will require stamped plans for the permit. We refer architects we've worked with and coordinate the hand-off.
How long before I can use the space?
Plan on 3–6 months from permit to occupancy for a typical single-story addition. Second-story and primary suite additions run longer.
What permits are required for an addition?
Building permit, plumbing permit if there's a bath, electrical permit, and sometimes a zoning variance if you're close to a setback line. We handle all of the submissions and attend every inspection so you don't have to take time off work.
What factors affect the cost of an addition the most?
Foundation type (slab vs crawl vs basement), whether you're tying into existing HVAC or adding a new zone, and the finish level inside the space. A sunroom on a slab is a different project than a primary suite over a new basement.
What does the process look like from first call to move-in?
Feasibility visit, architect and engineer referral, permit submission, then build in phases — foundation, framing, weather-in, rough-in, insulation, drywall, and finish. Inspections happen at each phase. One point of contact the whole way.
