Crystal Lake homes — what we see most.
Crystal Lake's housing breaks into three eras. The downtown core has 1900–1940 bungalows and farmhouses with plaster walls, original wood trim, and old galvanized supply lines that need updating one fixture at a time. The big push of subdivisions came 1985–2005 — Lakewood, Coventry, Park Place — split-levels and two-story colonials with builder-grade trim, popcorn ceilings being scraped, and oak cabinets begging for paint. Newer construction east of Pingree Grove tends to be 2010+ with engineered floor systems and solid mechanicals but cheap interior finishes. We see all three.

Do you handle the older downtown homes with plaster walls?
Yes. The pre-1940 stock around downtown Crystal Lake is mostly plaster over wood lath, not drywall. Patching plaster is a different process — we use bonding plaster and a setting-type compound, not regular drywall mud. We'll tell you if your repair needs it.
Is McHenry County permit pulling required for handyman work?
Most fixture-level work doesn't need a permit. Small electrical (outlets, switches, fixtures), small plumbing (faucets, toilets, disposals), drywall, and trim are all permit-free. New circuits, panel upgrades, structural changes, and additions need permits — and we'll tell you up front and pull them if you hire us for that work.
Can you work on Lakewood and Bull Valley homes?
Yes. Lakewood is mostly newer construction with HOA rules — we follow their material requirements. Bull Valley has larger lots and older custom builds; we've worked on plenty of both.
